Buy a home in Austin

When it is time to buy a home, a local Realtor® can greatly help minimize the hassles.  You may already know that searching for a home can be time-consuming and the utlimate purchase process is often stressful. It is my goal as a Texas Realtor® to minimize this. A hard-working Realtor® can be your best friend when it comes to understanding the buying process.  It is quite common for home shoppers to begin by searching the internet when looking for homes and property. It can be very helpful to gain the assistance of a local licensed Realtor® when trying to find homes for sale in Central Texas. There is usually no cost to you for home buyer representation in Texas. If you enter a written agreement with an agent to help look after your interests, they are called your "Buyer's Agent".  Ask me about the benefits. It is not just about getting the best sales price. There is lots of paperwork to navigate and the process can be confusing.

Some things your Buyer's Agent will help you with...

  • completely eliminate your time and effort calling listing phone number after number asking listing agents representing the seller's interests for info and showing appointments
  • having one licensed professional to call who is bound by law to look after your interests--not the sellers--isn't that nice?
  • scheduling all home showings for you when necessary--frankly, many listings require calling the listing agents to make showing arrangements
  • going with you and offering a critical eye when looking at homes--as you can probably imagine, sometimes it takes many home showings to find the right home for you and your family
  • researching comparable properties and neighborhood market trends before submitting an offer
  • preparing a personalized CMA Report for you (Comparative Market Analysis)
  • providing solid, successful offer strategies & scenarios
  • preparation of all contract paperwork--there is lots of paperwork requiring attention to detail
  • actual negotiations with other Seller's Agent
  • managing contract Amendments
  • managing negotiations for repairs if needed
  • touching base constantly between you, the sellers agent, lender and title company
  • file management
  • home inspection recommendations & scheduling of all inspections (not all below will apply in all cases) including but not limited to:

General Home Inspection

Termite Inspection

Foundation Inspection

Arborist

HVAC/Elecrical Systems

Lead Paint

Many other specialists if needed

Home Buyer's Agent in Texas | How are they paid?

In Texas, your Home Buyer's Agent Representative almost always receives their commission from the listing agent of the home you want to lease or purchase. This is great news for you the buyer. This means there is usually no cost for your REALTOR's® exclusive representation to watch out for your best interests in the transaction. Without this, be default, the agent looks after the seller's interests. Any information you share with them may be used to get the most money for the home and best terms for them--not you the buyer. A Buyer's Agent can provide you with your own private website access to easily search Austin homes for sale with more detailed and real-time results from the local MLS. Only your local Realtor® can provide you with this extra level of help.
